What Makes a VA Loan Different?

The VA home loan program was created to help veterans, active-duty service members, and eligible surviving spouses achieve homeownership. Unlike conventional loans, VA loans are backed by the U.S. Department of Veterans Affairs — which means lenders can offer terms that simply aren't available anywhere else.

VABUILDPRO has helped many veterans navigate the VA loan process from start to finish. Whether you're buying your first home, upgrading, or building custom, we know exactly how to put your benefit to work.

The Advantages

Why VA Loans Stand Apart

No Down Payment Required

Qualified veterans can purchase a home with zero down — one of the only loan programs that allows this with no PMI.

No Private Mortgage Insurance

Unlike FHA and conventional loans, VA loans don't require PMI, saving you hundreds of dollars every month.

Competitive Interest Rates

VA loans consistently offer some of the lowest interest rates available, thanks to the government backing.

Reusable Benefit

Your VA loan benefit doesn't expire. You can use it multiple times throughout your life, even if you've used it before.

Flexible Credit Requirements

VA loans are more forgiving on credit scores than conventional loans, making homeownership accessible to more veterans.

Limited Closing Costs

The VA limits the fees lenders can charge, keeping your out-of-pocket costs at closing lower than other loan types.

Eligibility

Who Qualifies for a VA Loan?

Most veterans, active-duty service members, and surviving spouses are eligible. Here are the general service requirements:

Active Duty

90 consecutive days of active service during wartime, or 181 days during peacetime

Veterans

Served the minimum active-duty requirement based on when you served

National Guard & Reserves

6 years of service, or 90 days under Title 32 orders (at least 30 consecutive)

Surviving Spouses

Unremarried spouses of veterans who died in service or from a service-connected disability

Not sure if you qualify? Joey Hummel & VABUILDPRO will review your service history and Certificate of Eligibility at no cost.
